Recently, we had the privilege of helping our buyers purchase a truly special property at 2552 Via La Selva in the Valmonte Grove for $2,900,000.

A Focused Search in a Rare Pocket of Valmonte

Our buyers had been renting locally for two years while carefully searching for the right opportunity to put down roots in Palos Verdes Estates. Their goal was very specific: a home in the Valmonte Grove area, on one of the best streets, with character and location that would stand the test of time.

This particular pocket of Valmonte is incredibly limited. Homes here rarely trade hands. In fact, there are typically only about five to eight homes per year that come available in this part of the neighborhood.

During the search, we explored a number of options together. We surfaced off-market opportunities, toured homes that were actively listed, and even walked through properties that would have required substantial renovations with local builders. Despite all of that effort, none of the homes truly checked the boxes.

Then 2552 Via La Selva appeared as an opportunity.

Recognizing the Opportunity

The property had been sitting on the market for some time, which created a rare window for thoughtful negotiation. From the moment we walked the property, we knew this was something special.

It is the type of home that people in the neighborhood recognize immediately. A storybook home in an epic location, with beautiful views including views toward the Palos Verdes Golf Club. It is one of those “pinch me” properties that stands out on the street and captures the essence of Valmonte living.

When homes like this appear in this location, they tend to disappear quickly. Our focus was to structure a deal that allowed our buyers to secure it at a fantastic price while protecting them throughout the process.

Strategic Negotiation and Seller Financing

One of the key elements of this transaction was negotiating a seller-financed component of the deal. Creative financing can sometimes open doors that traditional structures cannot, and in this case it helped align both the buyer and seller in a way that ultimately led to a successful agreement.

Beyond the structure of the deal, we also worked carefully through the inspection and negotiation process to ensure our buyers were protected and that the final purchase price reflected the true condition of the property.

Protecting Our Buyers During Inspections

Our approach during escrow is always comprehensive. For this home, we coordinated a full suite of inspections to ensure there were no surprises.

This included a whole home inspection, roof inspection, mold inspection, sewer inspection, and termite inspection. Each of these specialists helped give us a clear picture of the property’s condition.

We also brought in the HRS team to review the Palos Verdes Homes Association requirements and compliance items. Because the Palos Verdes Estates community operates under its own set of architectural and property guidelines, having experts who understand the HOA process is critical.

Using the inspection reports and HOA review, we were able to negotiate an additional $50,000 reduction in the purchase price.

Our experience working in Palos Verdes Estates, and specifically our understanding of the Palos Verdes Homes Association requirements, gave us the insight and leverage needed to secure this concession for our clients.

The Result

In the end, our buyers secured a remarkable home on one of the best streets in Valmonte at a fantastic price, with favorable financing terms and a clear understanding of the property’s condition.

After renting for two years while searching for the right opportunity, they finally made this special part of Palos Verdes Estates their home.

They were incredibly excited, and for us it was deeply rewarding to help guide them through the process.
