At the Scherb Homes Group, many of the homes we sell represent important life transitions for families. Recently, we had the privilege of helping a family sell their parents’ longtime home as they prepared to downsize and move into a new chapter of life.

The family needed a smooth and efficient sale so their parents could focus on retirement and receiving the care they needed. Our goal was simple: prepare the home properly, create strong demand in the marketplace, and secure the best possible terms.

Through careful preparation and strategic marketing, the home ultimately sold for $1,650,000 with no credits or repair requests and went under contract in just 12 days.

…Here is how we approached the process.

Understanding the Sellers’ Situation

The family reached out because their parents were transitioning out of the home and needed help managing the sale. Timing was important, but so was making sure the property was presented well to buyers.

When homes have been lived in for many years, they often hold decades of memories. Preparing them for sale requires both thoughtful planning and a practical approach to ensure the home appeals to today’s buyers while keeping the process manageable for the family.

Our role was to guide the entire process, from preparation and marketing to negotiations and closing.

Preparing the Home for Market

Before launching the property, we focused on making the home show-ready while keeping improvements simple and cost effective.

We helped coordinate several important preparation steps including:

• Cleaning and organizing the home

• Depersonalizing key spaces so buyers could envision themselves living there

• Adding flowers and plants to create warmth and freshness

• Updating landscaping to improve curb appeal

• Light staging to highlight the layout and flow of the home

During the preparation phase, a windstorm damaged a glass patio table outside. We quickly helped remove the broken table and tidy the area so that outdoor spaces would still show well for upcoming buyers.

Even small details matter when preparing a home for sale.

Strategic Off-Market Exposure

Before bringing the home fully to market, we introduced it quietly to our professional network.

This off-market phase included:

• Sharing the home within the Sotheby’s Private Network

• Circulating the opportunity through Top Agent Network

• Scheduling private showings for qualified buyers and agents

• Gathering early pricing feedback from the marketplace

This approach allowed us to test pricing, build early awareness, and prepare for a strong launch once the home went live.

Professional Marketing and Launch

Once preparation was complete, we executed a full marketing launch designed to reach both local and relocation buyers.

Marketing efforts included:

• Professional photography and video walkthroughs

• A detailed listing description highlighting the home’s best features

• MLS listing activation

• Social media promotion and property reels

• Email campaigns to buyers and agents

• Direct neighborhood outreach

We also scheduled a broker preview followed by two public open houses to generate strong buyer traffic and momentum.

Strong Buyer Interest

The response from buyers was immediate.

The open houses drew a large number of visitors and helped create competition among interested buyers.

• Over 80 visitors attended the Saturday open house

• Approximately 50 visitors attended the Sunday open house

• More than a dozen private showings were scheduled

• Multiple offers were submitted

Creating strong buyer activity is one of the most important parts of achieving a successful sale.

Negotiating the Strongest Offer

Once the offers came in, we worked closely with the sellers to review the details of each proposal.

Price is important, but strong terms can make a major difference for sellers.

The winning offer ultimately included:

• A cash buyer

• Full purchase price of $1,650,000

• No repair requests

• No seller credits

• Clean and straightforward terms

By carefully managing the negotiation process, we were able to secure the strongest overall outcome.
