August is an interesting transition month in the South Bay. Summer is still very much here, but conversations about fall moves are already beginning. At the same time, I am seeing a meaningful amount of inventory being discussed privately before sellers commit to the open market.

The Public Market Is Only Part of the Picture

Zillow, Redfin, Realtor.com and the MLS are useful tools, but they only show homes that sellers and listing agents have chosen to expose publicly.

Through conversations with homeowners, local agents and the broader South Bay real estate network, I routinely hear about properties that may be available quietly, shown before a public launch, or sold without ever appearing on the open market.
