September is always an interesting transition in the South Bay. Summer is winding down, school is back in session, and homeowners are beginning to make decisions about whether to sell this fall, quietly test the market, or wait until 2027.

Behind the scenes, however, there is more inventory than the public market alone would suggest. Over the last several weeks, I have received a steady flow of homes being offered privately through local agent networks. Some may eventually reach the MLS. Others may never appear on Zillow, Redfin, Realtor.com or the broader public market.

Below are several of the more interesting South Bay off-market and early-access opportunities currently on my radar, organized from highest approximate asking price to lowest.
