In my experience, the premium lots are usually about capturing the Pacific, the coastline and late-day light rather than being surrounded by tall landscaping. Depending on the exact bend in the street and the orientation of the home, terraces, living rooms and yards may look west or northwest toward the ocean, Queen's Necklace and Santa Monica Bay. That can create beautiful golden-hour light and memorable sunsets. Some homes also have enough elevation to see much farther up the coastline toward Malibu on clear days. You should expect real coastal exposure here, too—ocean breezes can be wonderful but wind can be stronger during certain periods. Individual lots vary considerably, so I always evaluate sunlight, privacy, view direction and usable outdoor space property by property rather than making assumptions from the address alone.”
