Via Del Monte Malaga Cove Street Guide | Palos Verdes Estates Real Estate
Cliff's Notes • Malaga Cove Street Guide
Via Del Monte, Palos Verdes Estates
Ocean views, Queen's Necklace panoramas, landmark homes and one of Malaga Cove's most dramatic hillside streets.
Via Del Monte is not a typical residential street. It climbs from lower Malaga Cove toward the higher elevations of Palos Verdes Estates, connecting different sections of the neighborhood while creating some extraordinary combinations of elevation, architecture and coastal views. For the right buyer, it represents A-plus Southern California view real estate.

Cliff's Notes Take on Via Del Monte
“Via Del Monte is one of the longest, most dynamic and most beautiful streets in Malaga Cove. It begins lower in the neighborhood and winds upward through a series of curves and switchbacks toward Monte Malaga. As you gain elevation, the street can deliver absolutely extraordinary views of the Queen's Necklace, the Pacific, the South Bay and, from certain properties, all the way toward Malibu and across Los Angeles.”
View potential
Few streets combine this degree of elevation, long-range coastal perspective, substantial homes and proximity to both Malaga Cove and upper Palos Verdes Estates.
Traffic, slope and vertical living
Via Del Monte functions as an important neighborhood connector. It is generally less intimate and less naturally walkable than a quiet interior cul-de-sac, and some homes involve stairs or multi-level floor plans.
The view-driven Palos Verdes buyer
A buyer who prioritizes scenery, architecture, larger homes, dramatic indoor-outdoor living and long-term real estate quality over flat lots or a highly walkable block.
It changes as you climb
Via Del Monte is almost a collection of micro-locations rather than one uniform street. Elevation, orientation, traffic exposure, lot configuration and view quality can differ considerably from house to house.
Street Character
What Is Via Del Monte Really Like?
Via Del Monte travels through the hills above Malaga Cove and is one of the neighborhood's principal routes between lower Malaga Cove and higher areas approaching Monte Malaga. Its curves and elevation changes create a very different experience from the flatter residential streets below.
The lower portions can feel more connected to the historic Malaga Cove center and may have greater obstruction from surrounding homes and terrain. Moving uphill, the landscape begins to open. Depending on the individual parcel, side of the street, landscaping and orientation, homes can gain increasingly broad views across the coastline and Los Angeles basin.
“The higher you climb on Via Del Monte, the more dramatic the street can become. Some of the upper properties give you the sensation that you're looking out of an airplane. On a clear winter day, you can sometimes see across the South Bay toward the Los Angeles skyline and even snow-covered mountains in the distance.”
A street of micro-locations
Buyers should resist treating every Via Del Monte address equally. On this street, a difference of a few hundred feet can change elevation, driveway approach, noise exposure, sunlight, privacy and the amount of ocean or city visible from the home. That makes individual property evaluation particularly important.
Cliff's Notes: Sunlight, Views & Outdoor Living
How Orientation Changes the Experience
“In my experience, one thing I like about Via Del Monte is how much the experience changes with elevation and orientation. Many of the signature view homes look generally north or northeast toward the Queen's Necklace, South Bay and Los Angeles, so morning light can be beautiful and the city lights become a major part of the evening view. Lots with additional west or southwest exposure may pick up warmer afternoon light and golden-hour conditions as well.”
Because Via Del Monte curves repeatedly, there is no single “best side” of the street for sunlight. Some homes are positioned to pull the view into living rooms, kitchens and terraces, while others place the strongest exposure at the rear or side of the property. Higher elevation can also increase exposure to the gentle coastal breezes that help keep many Palos Verdes homes comfortable.
Outdoor usability is highly property-specific. A terraced home may favor balconies, decks and view patios rather than one expansive flat lawn, while larger estate parcels may offer pools, lawns, tennis courts or multiple entertaining areas. Prospective buyers should evaluate sun movement, wind, privacy and view corridors at the individual property rather than relying only on the street address.
Homes & Architecture
From Mid-Century Hillside Homes to Significant Estates
Via Del Monte contains a wide range of residences, including homes dating to the mid-20th century, substantially remodeled properties and newer luxury construction. Spanish and Mediterranean influences are common throughout Palos Verdes Estates, although individual properties reflect many different architectural periods and renovation styles.
The steep terrain frequently influences the architecture. On some sections, a garage may meet the street near the upper level while the residence steps downward with the hillside. On others, entry from the garage may require climbing to the principal living spaces. For buyers concerned about stairs, aging in place or accessibility, the floor plan and garage-to-house relationship deserve careful attention.
“Some homes on Via Del Monte are quite vertical, but that verticality is often exactly what creates the view. You're trading the simplicity of a flat interior street for elevation, separation and scenery. The best houses solve that tradeoff really well.”
View Homes
Properties designed around expansive windows, terraces and living areas oriented toward the Queen's Necklace and ocean.
Estate Properties
Larger homes and parcels can include pools, extensive grounds, significant entertaining spaces and, on select properties, sport or tennis amenities.
Original Opportunities
Older homes can attract buyers willing to renovate or rebuild in order to unlock the value of a particularly strong lot, orientation or view corridor.
Daily Life
Walkability, Breezes and the Malaga Cove Lifestyle
Via Del Monte is best thought of as a scenic residential artery rather than a quiet pedestrian-oriented lane. Its grade, curves and vehicle traffic mean many residents will drive for daily errands and recreation rather than use the street itself as their primary walking route.
That does not mean the surrounding area lacks outdoor access. Malaga Cove and the adjoining Palos Verdes Estates neighborhoods contain parks, trails, paths, bluff-top routes and neighborhood connections that can be reached from nearby points. The historic Malaga Cove Plaza, Malaga Cove Library, Farnham Martin Park and coastline also form part of the broader lifestyle.
“I would not buy on Via Del Monte because I wanted the most walkable street in Palos Verdes. I would buy here because I wanted to come home, open the doors, feel the coastal air and look across one of the great views in Southern California.”
Street Buyer Blueprint
Who Buys on Via Del Monte — and Why?
Understanding buyer psychology matters to Via Del Monte homeowners because the street does not compete only on bedroom count and square footage. Buyers often pay premiums for the emotional experience of the property: elevation, views, architecture, privacy and the feeling created when they first enter the primary living space.
Established Luxury Move-Up Buyer
- Life stage: Established professional, executive, entrepreneur or family typically moving from another South Bay or Los Angeles-area home.
- Priorities: Ocean views, larger living spaces, privacy, entertaining, quality architecture and long-term desirability.
- Why Via Del Monte: It can provide dramatic scenery while remaining within Palos Verdes Estates.
- Competing streets: Via Rincon, Via Nogales, Via Panorama, Granvia Altamira, upper Malaga Cove and selected Monte Malaga view streets.
- Emotional motivation: The “wow” moment of seeing the Queen's Necklace and coastline from inside the home.
- Practical motivation: Larger homes, prestigious location and access to the broader Palos Verdes lifestyle.
- Premium trigger: Unobstructed views, excellent remodeling, easy indoor-outdoor flow, usable land and good garage access.
- Reasons to pass: Too many stairs, challenging driveway, excessive road exposure, compromised view or substantial renovation costs.
View-First Empty Nester

- Priorities: Views, entertaining, privacy, quality finishes and manageable outdoor space.
- Why Via Del Monte: The scenery can provide a resort-like experience without leaving Palos Verdes Estates.
- Competing streets: Paseo Del Mar, Via Montemar, Via Somonte and other premium PVE view locations.
- Premium trigger: Main-level primary suite, minimal stairs and an exceptional view.
- Reasons to pass: Multi-story layouts without an elevator or difficult entry access.
Architectural & Renovation Buyer
- Life stage: Buyer with capital and patience to improve a long-term property.
- Priorities: Lot quality, view orientation and underlying real estate rather than turnkey finishes.
- Why Via Del Monte: Older homes can sit on locations that would be difficult or impossible to replicate today.
- Competing streets: Malaga Cove hillside streets, Montemalaga and Lunada Bay view properties.
- Premium trigger: Strong underlying lot, broad view corridor and remodel/rebuild potential.
- Reasons to pass: Site constraints or project costs that overwhelm the value opportunity.
Returning Palos Verdes Buyer
- Life stage: Someone who grew up on the Peninsula or has longstanding family connections and is returning after building career or equity elsewhere.
- Priorities: PVE identity, community connection, scenery, space and a home worthy of a long-term return.
- Why Via Del Monte: It feels unmistakably Palos Verdes and can offer a level of view and architecture difficult to duplicate elsewhere in the South Bay.
- Premium trigger: Emotional connection combined with scarcity.
- Reasons to pass: A home that does not provide enough functional improvement over quieter competing neighborhoods.
Street Report Card
Via Del Monte Street Score
A high-quality view street with meaningful tradeoffs
Via Del Monte earns exceptional marks for scenery, prestige and long-term desirability. Its score is intentionally moderated by traffic, grade, walkability and the vertical layouts found in some homes. Those characteristics matter less to the view-focused buyer and considerably more to buyers prioritizing flat lots, quiet streets or single-level living.

Sales, Demand & Market Perspective
What Via Del Monte Sales Tell Us About Buyer Demand
Via Del Monte's range of homes creates a wide range of sale prices. That is exactly why price-per-square-foot alone is particularly unreliable here. Two homes on the same street may have very different views, lot utility, remodel quality, privacy and floor-plan functionality.
Publicly reported 2025 transactions illustrate that spread. A smaller 1960s-era property at 528 Via Del Monte sold for approximately $1.89 million in May 2025, while 953 Via Del Monte sold for approximately $3.15 million in September 2025 and 952 Via Del Monte sold for approximately $4.5 million that same month. The latter was marketed around its renovated condition, large lot and expansive Queen's Necklace, South Bay, Los Angeles and Pacific views.
“Via Del Monte is a street where I would want to understand the house before I looked too hard at an average price per square foot. A great view, usable land, thoughtful renovation and an easy floor plan can materially change how buyers perceive value. Conversely, stairs, road exposure or a compromised view can matter even when the home's square footage looks attractive on paper.”
Why buyers pay premiums here
- A broad, protected-feeling view from primary living spaces.
- Queen's Necklace and city-light views that remain compelling after dark.
- Renovations that open the home toward the scenery.
- Usable yards, terraces, pools or estate-scale outdoor spaces.
- Easy garage-to-house access despite hillside topography.
- Privacy from neighboring homes.
- Architectural quality that feels appropriate for the location.
Why some buyers hesitate
- Steep driveways or multiple flights of stairs.
- Road noise or visibility from the street.
- A view that photographs better than it feels in person.
- Large remodeling projects involving hillside construction.
- Limited flat outdoor space.
Off-Market Opportunities
Why Local Relationships Matter on Streets Like Via Del Monte
Highly specific buyers frequently search for Via Del Monte and other Palos Verdes view streets long before the right property appears publicly. Because individual properties differ so much, a buyer may be waiting for a particular view orientation, lot size, floor plan or elevation rather than simply “a house in Malaga Cove.”
Local relationships can help identify homeowners who may be considering a move, properties being prepared for market or situations where a private introduction makes sense. An off-market approach does not guarantee an opportunity, but it can broaden the search beyond homes already visible on the MLS.
“For a street this specific, I like to know exactly what the buyer is really chasing. If it's the view, an easy main level and a usable backyard, that gives me something concrete to look for and allows me to have much more productive conversations with local homeowners and agents.”

Cliff's Notes: Voices of the Neighborhood
What Living Here Feels Like Beyond the Real Estate
Via Del Monte has an especially direct connection to Scherb Homes Group's conversation with Palos Verdes Estates resident Christian Campisi. Cliff and Christian began their walk at Neptune Fountain in Malaga Cove, climbed through local trails and ultimately returned by way of Via Del Monte while discussing the community's open space, history, family life and long-term stewardship.
“You could jump on a bike and have the freedom to pedal almost anywhere.”Christian Campisi, Voices of the Neighborhood
Christian's broader perspective is especially relevant here because Via Del Monte physically connects several of the qualities he describes: Malaga Cove, hillside trails, Monte Malaga, open space and long-range views. His story also illustrates why the Peninsula can feel remarkably removed from Los Angeles even while the city remains visible in the distance.

For Via Del Monte Homeowners
What Makes a Home Stand Out When It Is Time to Sell?
Buyers on Via Del Monte frequently begin with the view, but the properties that create the strongest overall response usually make that view easy to enjoy. Thoughtful sight lines, large windows, well-positioned furniture, clean landscaping and accessible outdoor areas can materially affect the experience of a showing.
Lead with the view
Photography and marketing should explain the direction and scope of the view rather than simply use the generic phrase “ocean view.” Queen's Necklace, coastline, city-light and mountain perspectives appeal to buyers differently.
Explain the floor plan
For hillside homes, buyers want to know where the garage, kitchen, primary suite, backyard and principal entertaining spaces sit relative to one another.
Market the lifestyle
The breeze through an open door, evening city lights, a breakfast terrace or the view from the kitchen can be as persuasive as specifications.
Target the right buyer
A strong strategy should reach view-driven PVE buyers, luxury move-up buyers, returning Peninsula families and buyers comparing Malaga Cove with other premium South Bay locations.
“The goal is not to convince every buyer that Via Del Monte is perfect for them. The goal is to find the buyer who immediately understands why your particular piece of Via Del Monte is difficult to replace.”
Homeowner FAQs
Common Questions About Via Del Monte Real Estate
Are homes on Via Del Monte worth more because of the view?
A strong view can create a substantial premium, but the amount depends on its breadth, obstruction, orientation and how effectively the house captures it. Floor plan, condition, lot usability, privacy, driveway access and remodeling quality all influence the final result. Two Via Del Monte properties of similar size can therefore sell very differently.
Is Via Del Monte considered a busy street?
Relative to quiet interior Malaga Cove streets, Via Del Monte carries more neighborhood traffic because it helps connect lower Malaga Cove with higher portions of Palos Verdes Estates. Buyers who prioritize an exceptionally quiet road should evaluate each section carefully. Buyers prioritizing elevation and views may consider that tradeoff worthwhile.
What should I do before selling a home on Via Del Monte?
Start with a property-specific review rather than a generic valuation. Determine which features are genuinely scarce: view direction, usable land, architecture, garage access, main-level living, pool, privacy or remodel quality. From there, staging, improvements, photography, pricing and buyer targeting can be designed around what makes the property difficult to replace.
