Public sale records report that 1609 Via Montemar sold for approximately $2,435,000 on February 23, 2026. The property included approximately 2,669 square feet, four bedrooms and three bathrooms, and prior marketing highlighted ocean views and updated indoor-outdoor living.
The listing history is also instructive. The property had been marketed at higher asking prices during 2025 before ultimately closing at $2.435 million. That reinforces an important point for Via Montemar sellers: even on an excellent street, buyers remain sensitive to the relationship between condition, view quality, lot, layout and price.
1501 Via Montemar — A Higher-End Historical Example
Public records show 1501 Via Montemar sold for approximately $3,400,000 in 2018. Its prior marketing described a substantially remodeled Spanish Colonial residence of roughly 3,546 square feet with significant ocean and coastline views.
Although an older sale should not be used as a current valuation by itself, it helps demonstrate how architectural quality, larger scale, outdoor living and exceptional views can move Via Montemar into a different value category.
