Both neighborhoods are scarce, but they are scarce in different ways. Valmonte's challenge is often finding enough house—particularly larger, updated homes on the right lot and street. In Malaga Cove, buyers may find more substantial homes, but the combination of view, location, architecture, condition and livability can make the right property extraordinarily difficult to replace.
How Often Does the Right Home Actually Become Available?
Valmonte recorded 43 sales during 2025. At first glance, that can sound like a healthy amount of activity. But a buyer is rarely shopping all 43 homes.
Once we begin filtering for four or five bedrooms, square footage, a flat or usable lot, condition, street, garage configuration and floor plan, the number of realistic opportunities can fall dramatically.
That is one of the central lessons of our Valmonte inventory analysis: total inventory and relevant inventory are not the same thing.
Malaga Cove presents the same problem from a different direction. Larger homes are more common in the analyzed sales, but buyers frequently add requirements such as ocean or Queen's Necklace views, architectural character, usable outdoor space, proximity to Malaga Cove Plaza, updated condition or main-level living.
Suddenly, a neighborhood that appears to have several options may have only one property—or none—that truly fits.
I care less about how many listings appear when a buyer opens a real estate app and more about how many homes actually satisfy that buyer's search. That distinction is especially important in Palos Verdes Estates.

Nearly half of Valmonte's 2025 sales—21 of 43—occurred between $2 million and $2.5 million. That price band was clearly the center of the neighborhood's activity.
Malaga Cove's analyzed sales shift dramatically upward. Eleven of the 16 recorded sales were above $3 million, including five above $4 million.
For buyers comparing Valmonte and Malaga Cove, this price distribution matters because it changes what the same budget can realistically purchase in each neighborhood.

More than 70% of Valmonte's 2025 sales were below 2,500 square feet. Only four of the 43 homes sold were larger than 3,000 square feet.
Malaga Cove shows nearly the opposite pattern in the analyzed dataset. Nine of the 16 recorded sales were at least 3,000 square feet, and eight were between 3,000 and 4,000 square feet.
Finding the Larger Valmonte Home
A buyer requiring 3,000 or 3,500+ square feet immediately enters one of Valmonte's smallest inventory segments.
Finding the Right Larger Home
Malaga Cove offers more larger-home inventory in the analyzed data, but the search can narrow quickly when views, condition, lot, architecture and floor plan are added.
If you absolutely need 3,500 square feet, Valmonte becomes a very different search. Malaga Cove gives you more large-home possibilities, but "large" doesn't automatically mean "right." The view, floor plan, lot and location can matter just as much as the square footage.
Four and Five Bedrooms Tell Another Scarcity Story

Valmonte's 2025 market was dominated by three- and four-bedroom homes. Twenty-two sales had three bedrooms and 17 had four bedrooms.
Five-bedroom homes were far more unusual. Only four sold during the year—roughly one opportunity every three months before considering square footage, condition, lot, location or floor plan.
Malaga Cove's analyzed inventory was concentrated around four-bedroom homes, which represented 11 of the 16 recorded sales. Only two recorded sales had five bedrooms.
Does the More Expensive Home Necessarily Sell More Slowly?
One of the more interesting findings from the two scarcity studies is that higher price alone does not automatically translate into longer market time.

Valmonte's two sales above $4 million both moved quickly, with a median market time of approximately seven days. Malaga Cove's analyzed $3 million to $4 million segment had a median market time of approximately 4.5 days.
These are small samples and should not be treated as predictions for the next listing. What they demonstrate is that a compelling property can generate decisive demand even at a substantial price.
Buyers don't bid against a spreadsheet. They respond to the home in front of them and the alternatives available at that moment. A scarce, well-positioned property can move quickly even at the upper end of a neighborhood's price range.

Valmonte scarcity is often about finding enough size without sacrificing the characteristics buyers love about Valmonte. Malaga Cove scarcity is often about finding the right combination of luxury characteristics. The scarce product is different.

Valmonte historically provides substantially more transaction activity in this range. The analyzed Malaga Cove data contains far fewer sales below $2.5 million.

Highly Specific Buyer
A particular view, flat lot, five bedrooms, main-level living, newer renovation or favorite street can reduce either neighborhood to only a handful of realistic opportunities.
The practical lesson is not that buyers should lower their standards. It is that they should understand which standards are truly non-negotiable and how frequently homes satisfying those requirements actually become available.

Don't ask only, "Which neighborhood has more inventory?" Ask, "How often does the type of home I actually want become available?" In both Valmonte and Malaga Cove, the answer can be surprisingly infrequent.
